BNN Services' first masterclass. Send your state question when you register, and the live Q&A is built from the questions that come in.

Most of the market sells faster closings. BNN Services sells fewer problems.

Madeline Ricci, Founder and CEO of BNN Services

You keep hearing "eClosing." Here is what it means for you.

The day title offers you an electronic file, you want to say yes and know you are covered.

Title companies are sending more files that are signed on a screen. Some are remote. Some are in person, with you at the table and a tablet in place of the printed package. That second kind is IPEN, and it is legal in 46 states and DC.

Most signing agents have never been told whether their own commission covers it, what their state wants filed, or what equipment they need. This session answers those questions for your state.

Check your state

Every state that allows IPEN starts with an active notary commission. Here is what each one adds on top. We will go through it live on November 5, and registrants get it as a handout.

One session, two parts

Part 1: Getting IPEN ready

  • Know whether your state allows IPEN, and which four states do not
  • Leave knowing exactly what your state wants filed before your first IPEN closing
  • Set up the right kit: tablet, platform login, digital certificate, electronic seal, and the journal your state requires
  • Know who does what on an IPEN closing: what the lender and title set up, and what you own at the table

Part 2: Being found

  • See what an escrow officer finds when they ask AI for a signing agent near them
  • Leave with steps to make your profile easier for AI to understand and cite
  • Present your qualifications so title and escrow teams choose you

A more controlled signing workflow

On an IPEN closing, documents are signed on screen and the required notarizations are completed electronically while you and the signer sit together. If a document changes before the appointment, the file is updated in the platform. The signer still sees you, and you still check their ID in person. The paper is what goes away.

This is for you if

You hold a notary commission in one of the 46 states or DC that allow IPEN, you already sign loan packages, and you want to be the agent title calls when a file goes electronic.

This is not for you if

You want a get-rich course, or you are not commissioned yet. Commission first, then come back.

Escrow officers, you are invited too

Your signing agents are learning IPEN on November 5. Come hear what they hear. We will cover where IPEN is legal, including states where RON is not usable, how an IPEN closing can carry an eNote registered with MERS, and how recording works when a county will not accept an electronic document.
